Upon acceptance via payment of your deposit, these terms form a contract between us, Coille Creagach Ltd, and you, as the representative of all guests who are included in the booking. These terms and conditions may be amended from time to time.
If you have booked both the House and the Cottage then your party has exclusive access to the 25 acre private woodland. If you have booked just one of the properties, then you may be sharing access to the woodland with guests at the other property. In these circumstances, guests at the House and Cottage have exclusive use of their own garden areas at the front of each property, and their own fire bowls nearby.
Children staying at Borradill should be accompanied at all times and we accept no liability for their safety. Infants in their own cots are welcome. We provide high chairs but not cots.
We can welcome one dog per property, for an additional cleaning fee of £50. We ask that you use the dog showers and towels provided and dogs are NOT allowed in bedrooms. If it is found that dogs have been on beds there will be a significant cleaning surcharge.
The maximum number of people who may stay at the House is six, and at the Cottage is four (not including infants under the age of 2, if you have brought their own cot). If more than these numbers are using the property or properties without permission this will be considered a breach of contract and you will be asked to leave. In these circumstances you will not be entitled to any refund.
You may not onwards let the property, or allow others to occupy the house in your place under any circumstances. Upon booking, you must tell us the names of all members of your party who will be staying at the property, and you must advise us of any changes to the number or names of guests who will stay before you arrive to check-in.
Use of the house for parties, group gatherings, or commercial activities is not permitted and you will be asked to leave if such activities are undertaken without our consent. In those circumstances you will not be entitled to any refund. Should you wish to book the house for a commercial purpose, please contact us prior to booking and we will consider your request on a case-by-case basis.
You are welcome to invite visitors for normal social activities during your stay, e.g. for a meal, however visitors are not permitted to stay over (unless you have listed them as guests on your booking). You shall not allow any visitors to camp nor stay elsewhere on the property under any circumstances. You remain at all times entirely responsible for your visitors’ conduct and any damages caused by them.
A 30% deposit per rental period will be required when the booking is confirmed. The remaining balance will be required eight weeks prior to let date (unless a late booking or by special arrangement). If final payment of any outstanding amounts to be paid is not completed within eight weeks of the Check In date, your booking will be automatically cancelled and any booking fees paid (excluding the Good Housekeeping deposit) will be forfeited. If booking is made within eight weeks of the Check In date, 100% of the payment will be taken upfront.
We take a £350 Good Housekeeping Deposit for each booking. This will be added to your balance at the time of booking. The Good Housekeeping Deposit is fully refundable upon return of the property in its original condition. We ask that you take care to look after the property including its fixtures, fittings and contents as if it were your own. However we understand that accidental breakages or mishaps can occur and we ask that you let us know as soon as practicable and no later than your departure date. We reserve the right to cover breakages and mishaps via deduction from the good housekeeping deposit, other than minor breakages and reasonable wear and tear.
If you cancel more than eight weeks prior to your Check in date, we will issue a refund of your deposit payment less a £100 administration fee. If cancellation occurs eight weeks or less prior to your Check In date, then the booking is non-refundable and the full balance will be due. If any outstanding payments are not made within eight weeks of the Check In date, we shall be entitled to treat your booking as cancelled and any booking fees paid will be forfeited
If for any unforeseen reason we have to cancel your booking, a full refund of the let fee paid will be refunded, with no further claim against the owners. If for some unforeseen uncontrollable “Force Majeure” circumstances (ie; war, natural disaster, etc) either party cannot fulfill the rental contract, then neither party is responsible for the loss of rental and all monies will be returned wherever possible.
At Borradill there are ponds and sheer rock faces scattered around the property. The owners accept no liability for any death, personal injury, loss or damage of guests’ personal property while staying at Borradill. The use of the property and contents is entirely at guests' risk.
We accept no liability for any death, personal injury, loss or damage of guests' personal property while you undertake any activity during your stay, on or off our property and whether or not the activity is recommended in our materials.
We recommend you are covered by travel insurance for your holiday.
Borradill is in an area at risk of wild fires. Fires are strictly limited to the wood-burning stoves in the properties, and to the fire bowls connected to the properties. You may only burn wood explicitly provided by us, and only in the provided stoves and fire bowls. Do not leave any fire unattended, and always replace the lids on the fire bowls before leaving the area. Any failure to comply with these terms will mean you will be asked to leave the property immediately, with no recourse to refunds or compensation.
Arrival is after 4.00pm. We operate on a self-check in basis and access instructions will be sent at least a week prior to arrival. Check-out is by 9.30am. This allows us to prepare the house between guests. We ask all guests to leave the house in a clean and tidy condition, and to follow instructions for the end of their stay provided in the House Guide. Any failure to meet these conditions will require us to consider retaining the Good Housekeeping Deposit.
Smoking is not permitted inside the properties. If there is evidence of smoking inside the house or if cigar / cigarette ends are left outside a £500 fine will be applicable. Such fine will be deducted from the card used to make the booking.
Should any emergency repairs be required, we reserve the right to enter the house at a reasonable time, or for non-emergency matters, at a time arranged with you. We reserve the right to refuse entry to anyone, who in our opinion is not suitable or capable of taking charge of the property. Should we reasonably suspect you are in breach of contract we reserve the right to enter the house at a reasonable time. We also reserve the right to ask you to leave should your behaviour be considered to be unsafe, unreasonable or in breach of any of the agreed terms.
